Director Mortgage Lending

Description:

Is responsible for the day-to-day operations of a full-service Mortgage Loan Department, including loan production, profit and loss accountability, asset quality, business development and solicitation of mortgage products and services, mortgage banking functions, including origination of mortgage loans, underwriting, closing, funding, selling loans in the secondary market, maintaining relationships with the credit union's service providers and ensuring compliance with the provisions of individual contracts, ensuring compliance with federal and state laws and regulations, developing and implementing marketing campaigns to generate mortgage business, developing products and services to enhance the credit union's competitive position in the marketplace, and hiring, training and motivating staff to meet department sales and service goals.

Duties:

1.Works with senior management to develop an annual Business Plan for the mortgage function, including asset growth, budget, asset quality goals, production goals by product and individual branches, identification of member needs and product development strategies, develops and executes plans to increase non-interest income for the credit union.
2.Develops and maintains an active, strong network of mortgage investors who can provide competitive products and service delivery to customers. Creates innovative alliances with outside parties to help the credit union compete in the various mortgage markets.
3.Collaborates with Collections Department and other outside vendors in the collection of troubled debt and liquidating of foreclosed assets.
4.Will be responsible for developing a plan for the transition of the credit union’s mortgage processing function to an in-house operation, while building and maintaining close relationships with current outside vendors and partners.
5.Actively develops relationships with homebuilders, real estate and mortgage brokers and associations who can refer mortgage production to the credit union. Works to develop strategic and marketing alliances where appropriate.
6.Works with FHA, other governmental and private agencies and service providers to implement products and services and educational programs to meet members' needs.
7.Establishes standards of performance for all staff involved in mortgage lending, and monitors progress towards established goals and objectives.
8.Hires qualified staff, provides training and developmental opportunities for mortgage and branch staffs, and executes traditional performance management functions.
9.Establishes, implements and maintains department policies and procedures governing all aspects of the mortgage loan operation.
10.Monitors and coaches mortgage loan originators, loan officers and processors on the credit union's product and service offerings, as well as standard operating procedures necessary to sell and originate mortgage loans.
11.Develops sales and cross selling strategies to ensure that mortgage lending is conducted with the aim of building broader retail financial relationships.
12.Identifies and monitors competing products, pricing and member response in the market and continually works to keep the credit union at industry best practice levels.
13.Works with senior management to develop and direct overall product strategy, research and development requirements, development, and coordination of mortgage products. Assesses the costs/benefits of new products and the feasibility of implementation.
14.Works with marketing staff in developing mortgage loan promotions.
15.Writes procedures for internal and external use, and makes recommendations for changes to policy.
16.Develops and maintains a disciplined pricing strategy for mortgage products, working in partnership with credit union's finance and loan administration functions.
17.Develops recommendations for cost efficiencies, implementation of new technologies, and aligning with value added service providers to maintain excellent service delivery levels.
18.Interviews, underwrites, and approves loans.
19.Ensures compliance with HMDA, RESPA, and other mortgage related laws and regulations.
20.Assumes additional responsibilities as assigned.

Expectations:

1.To monitor the performance of the department in attaining business objectives. Takes corrective actions as necessary when
departmental objectives are not attained.
2.To produce all management reports within prescribed time frames.
3.To perform all month end activities, including ensuring the balancing of accounts and producing financial reports in a timely manner.
4.To keep management informed regarding key operating issues affecting the department.
5.To provide and present informed, professional and accurate service and support to all members
and associates.

Qualifications:

Experience:
Five years to ten years of similar or related experience.

Education:
A college degree.

Interpersonal Skills:
The ability to motivate or influence others is a material part of the job, requiring a significant level of diplomacy and trust. Obtaining cooperation (internally and/or externally) is an important part of the job.
Possession of an entrepreneurial mentality and work ethic that will be put to use in the development of a full-service mortgage operation

Other Skills:
In depth knowledge of mortgage banking and brokerage functions, secondary market standards and practices, including establishing relationships with outside investors, developing mortgage pricing
strategies and monitoring/managing the profitability of a mortgage operation.

Strong ability to blend analytic discipline with the interpersonal collaboration needed to build support for new mortgage initiatives. Must have the energy and the negotiating skills to "champion" the success of the mortgage product line throughout the credit union.

Ability to teach and mentor mortgage and branch staffs and communicate new ideas and processes effectively.
